House Rules & Policies

Please read all rules and policies carefully before your stay. By booking, you agree to comply with all of the following.

Resort Policies

House Capacity

  • ●We can comfortably accommodate up to 20 guests at no extra cost on our regular rates.
  • ●Bed space in the big room is limited to 16 guests.
  • ●For groups exceeding 20 guests, additional fees per person will apply.

Property Use & Compliance

  • ●Guests must read and agree to the full House Rules and Pool Rules before confirming their stay.
  • ●Firearms, explosives, fireworks, and hazardous materials are strictly prohibited.
  • ●The host reserves the right to refuse or cancel bookings for rule violations.

Reservation & Payment Policy

  • ●₱3,000 reservation fee is required to secure your booking — deductible from the total amount.
  • ●For bookings made more than 1 week before check-in: pay reservation fee now, 50% downpayment later.
  • ●For bookings made within 1 week of check-in: reservation fee + 50% downpayment required immediately.
  • ●₱2,000 security deposit is required upon check-in.
  • ●Bookings are confirmed only after payments are received and verified.
  • ●Failure to pay on time may result in automatic cancellation.

Refund Policy

  • ●Non-refundable: down payments, reservation fees, and confirmed bookings.
  • ●Security deposit (₱2,000) is fully refundable if there are no damages or losses upon checkout.
  • ●A ₱500 cleaning fee will be deducted for excessive mess or cleaning beyond normal use.
  • ●No refunds for: no-shows, late arrivals, early check-outs, or unused nights.

Transfer Policy

  • ●Bookings cannot be transferred to another person without the host's approval.

Rebooking Policy

  • ●Valid once only.
  • ●Must be used within 6 months of the original check-in date.
  • ●Subject to availability and current rates.
  • ●Guests must shoulder any rate difference for new dates.
  • ●Rebooking is NOT allowed for: personal schedule changes, change of plans, or power/water interruptions.

Event or Function Policy

  • ●We're happy to host your events, parties, and gatherings!
  • ●Please inform us of your event details before booking so we can assist you.

Safety & Responsibility

  • ●Guests are responsible for their children and personal belongings.
  • ●The owner is not liable for any loss, injury, or fatality that may occur during the stay.

Quiet Hours

  • ●Quiet hours are from 10:00 PM – 8:00 AM.
  • ●Please keep noise at a respectful level at all times — this is a residential neighborhood.

Smoking & Substances

  • ●No smoking or vaping indoors.
  • ●Smoking is allowed only in designated outdoor areas.
  • ●No illegal substances are permitted on the property.
  • ●Illegal activities will be reported immediately to the authorities.

Kitchen Use

  • ●Guests may use the kitchen, utensils, and appliances.
  • ●Please clean up after use and refrain from leaving food out.

Cleanliness & Care

  • ●Keep the home tidy and treat it with respect.
  • ●Place all trash in designated bins.
  • ●Guests are responsible for any damage beyond normal wear and tear.
  • ●Additional charges may apply for stained linens, broken items, or missing property.

What to Bring

  • ●Not provided for personal safety & hygiene:
  • ●Ice and charcoal.
  • ●Toiletries (soap, shampoo, toothpaste, towels, etc.)
  • ●Cooking essentials (oil, salt, pepper, soy sauce, vinegar, ketchup, etc.)

Pets

  • ●Pets allowed with host approval.
  • ●Pets must wear diapers and must not be left unattended.
  • ●Pets are not allowed inside the rooms — only up to the brown-tiled area.
  • ●Pets are allowed in the 1st floor shower area.

Parking

  • ●Park only in designated areas.
  • ●Do not block neighbors' driveways or sidewalks.

Other Notes

  • ●Free WiFi available.
  • ●Check all board game pieces before and after playing, and return everything to the box. Let us know if there are missing pieces!

Pool Rules

Safety

  • ●Children must be supervised at all times by an adult.
  • ●No lifeguard on duty — guests assume full responsibility for their safety and the safety of their group.
  • ●Watch your step — floors can get slippery when wet.
  • ●No diving or running around the pool deck.
  • ●Wet areas are limited to the 1st floor only.

Pool Conduct

  • ●Shower before entering the pool.
  • ●Pets are not allowed inside the pool for hygiene and maintenance reasons.
  • ●No loud music or disruptive behavior after 10:00 PM.
  • ●No smoking or vaping in the pool area.
  • ●No food or drinks allowed inside the pool area.
  • ●Do not throw stones or any other objects into or around the pool.

Equipment & Maintenance

  • ●Do not tamper with pool equipment, filters, or lights.
  • ●Report any damage or issues to the host immediately.
